We can accommodate most showings with advance notice. Please keep in mind that the B&B's are open for business, serving breakfast in the morning and greeting guests for check-ins in the late afternoon/evening. Showings from 11:00 to 2:00 are usually best. We will do our best to accommodate other showing times with notice.
Most are turn-key sales, meaning you can settle on the sale on a Thursday morning and greet guests at check-in Thursday evening. Most properties are fully furnished and equipped with supplies. The current owners will offer training prior to settlement to get you up to speed on their processes and vendors. Detailed lists of furniture, fixtures and equipment are available.
If you plan to finance the purchase of your B&B you will apply for a commercial mortgage, not a residential mortgage. Commercial terms can vary but generally require a minimum down payment of 20-25% of the purchase price. It is preferred that you discuss financing with a lender prior to scheduling a showing. Local banks are most familiar with the area and we can refer you to local lenders with experience financing B&Bs.
